Choose a Property Consultant
Selling a property is an extremely complex procedure. It is vitally important that you work with someone who knows what he or she is talking about and knows exactly what is going on in the market of today.
Pricing your Property
The process of pricing a property is one that is done based on market knowledge and experience.
The longer you keep your property on the market at a price that is above its market value, the longer it will take to sell. We will assist you in making a better decision on how to price your property so as to avoid overpricing or under-pricing your home.
Market your property
Our exposure drives traffic and ultimately results in getting the highest possible price in the quickest amount of time.
We will embark on an advertising and marketing campaign in all media such as website and social media. This will ensure maximum exposure for the property.
Qualify buyers
We will qualify potential buyers to avoid time wasting and will negotiate your best interest.
Coordinating
We will coordinate meeting between all the professionals and parties involved such as Notaries, Architects, Developers etc.
Documentation
Original Deed of Acquisition
This will be required by the buyer’s Notary to draft the Promise of Sale which will include every detail about the property and clauses agreed between a buyer and a seller.
Planning Authority Permits and Plans
Planning Authority Permits must be presented by the seller at the Promise of Sale stage or else the Notary will include a clause that this Promise of Sale will be subject to Planning Authority Permits.
If you do not have the Planning Authority Permits in hand for various reasons make sure to appoint an Architect so that he can check that your property is built as per Planning Authority Permits and Regulations.
If your property is not built as per Planning Authority Permits or Regulations, the Architect will apply to Sanction or Regularize your property which will take some time to process and approve, so it is very important that this procedure is done at the very early stages of the Selling process.
Energy Performance Certificate
Property owners must ensure that when they are selling their property, an EPC (Energy Performance Certificate) is shown to a prospective new buyer and handed over to the buyer on the date of entering the contract of promise of sale.
An EPC is a requirement of the EU Directive, namely the Energy Performance of Buildings Directive (EPBD) and Maltese Law, specifically the Energy Performance of Buildings Regulations (EPBR) of 2012 (LN376/2012).
The EPC has to be obtained from an assessor and registered with the Building Regulation Office before being issued to the person who commissions it.

Once an EPC is registered, it shall be valid for a period of ten years
Ground rent Receipt
In cases where the seller pays ground rent, it is very important to be in possession of the ground rent receipts.
Inventory List
When a property is being sold furnished or semi furnished it is very important to provide an Inventory List of all items which will remain in the property so there will not be any misunderstanding with the buyer.
